CUSTOM HOUSE DESIGN
Our main service is Custom Home Design. I love being able to sit down with customers and work out a floor plan that fits there needs. I really love giving people what they want (as long as it will work in the real world).
WORKING PROCESS:
Our working process can start in many ways! You can book an in person meeting or email us all you ideas for us to review before booking a call with us to discuss your plan. Once you pay the required deposit to start drafting work on your project it will be placed in our job queue. Turnaround time varies to get layouts/changes for review. Depending on current workload times range anywhere from 5-10 business days or more. No timeline is guaranteed. When we email you back your layout with the newest changes you are to review and send back a detailed email of your changes and questions. This is required. Once we have worked through all the floor plan changes are you have no more floor plan change then you will give written approval to move forward and start the elevation/roof plan work. The written approval is required for each step. The same process will be required for each step of the project. If at any point the customer wants to make changes to a previously approved step then the fee for drafting and design time of $100/hr will be charged to go back and make those changes. For anyone that needs the process to speed up, we do offer a expedite fee.
PRICING:
Our standard set of custom house plans (Service Contract Required) that will include the detailed floor plans, all 4 elevations, roof plan, foundation plan and 3D renderings starts at a flat fee of $3000 and the price increases based on size and complexity. Video meetings under 30 minutes are included in this price. Video meetings over 30 minutes are charged at out hourly rate of $100/hr. If in person meetings are wanted these are charged at our hourly rate of $150/hr with a 1 hour minimum to book a meeting on our website. To start drafting and design work we require a 50% deposit and a service contract to be signed. We will work with the customer until we receive approval to create the final plans. At that point the customer pays the final 50% Fee and the final plans are created in PDF format and emailed to the customer. Any local print shop can make as many prints as needed. Prints can be provided at $3.50 per sheet. If any changes are wanted after the finals are created, the drafting and design time will be billed at $100/hr. All on site visits are charged at $100/hr. The AutoCAD/Revit Files can be purchased once the project is completed at the cost of $500. If you need your plans in a hurry a expedited service can be added to any project.
EXPEDITED SERVICE:
WHAT DO I GET WITH A
If you need your project to be rushed you can pay our expedite fee. We still can not guarantee a specific date the project will be finished but the turnaround time on each step (preliminary/changes/etc.) of your project will be 2 business days. The expedited fee is $500 Per project and will be invoiced separately from the deposit invoice.
TYPICAL SET OF HOUSE PLANS
Our standard set of plans include: Custom floor plans, all 4 elevations, Roof plan and Foundation plan. Realistic renderings are also included. See Examples of the renderings HERE. Plumbing placement plan and electrical placement plans cam be added on any project for a fee. Finals are always delivered in PDF format so you can have and print shop make as many copies as you may need and you can share the PDF as needed.
meetings:
Video meetings under 30 minutes are included in the flat rate price of all projects. Video meetings over 30 minutes are charged at the hourly rate of $100/hr.
